The Limits of Replacement Cost
While replacement cost does pays to rebuild your home as it was before the loss. It may not fully cover the extra costs to rebuild your home to meet current local building codes.
This is where By-Laws Coverage Comes in.
What is By-law Coverage
By-Law Coverage (also called ordinance coverage) is added to a typical Home policy to cover the extra costs needed to meet today’s building regulations when repairing or rebuilding your home.
This can include:
- Electrical or Plumbing Upgrades--such as a sprinkler system (required in Port Coquitlam and many other municipalities)
- Structural Changes
- Demolition of Undamaged Portions
Why is Matters
If your home is older and suffers major damage, even just a partial loss:
- You may be required to upgrade parts of your home
- These upgrades can cost tens or hundreds of thousands of dollars
- Standard insurance policies often provide some coverage, but it may not be sufficient for many homes

For Example
A fire damages a portion of your home. The Insurance company is able to cover the full rebuilding cost except for $100,000 in required Sprinkler, Electrical, and Insulation upgrades as required by the city.
If your policy has a standard limit of $30,000 included then you would have to pay the remaining $70,000 out of pocket.
However, had you purchased additional By-Law coverage for the full $100,000, then your home insurance policy would pay these costs for you.
How Much By-Laws Coverage Do you need?
Every home and municipality is different as home will require more or less coverage. We recommend a By-laws Limit of at least 10%–25% of your dwelling coverage or more if your home is older. Some insurance companies may offer a "blanket" or Unlimited By-Law coverageoptions.
